Wondering how you’ll ever find a tenant who is well-qualified and reliable? 

It can be stressful. When you have a vacant rental property in Atlanta, your priority is getting it rented as quickly as possible. But, you want to make sure you’re renting it to the right person. A good tenant can be a dream. You’ll have rent coming in on time, they’ll let you know when maintenance is needed, and your property will be kept clean and in good shape. The lease will be followed faithfully and they’ll probably renew their lease agreement. A bad tenant, however, can result in added expenses and a lot of frustration. There may be late or unpaid rent. You may find property damage and lease violations. Communication will be difficult and conflicts will be common.

Strategic Marketing for Good Atlanta Tenants

You’d be surprised at how impactful marketing can be when it comes to placing good tenants. 

We think about our ideal tenant when we begin the marketing process. Responsible, high-quality tenants are going to want well-maintained properties that are priced for the market. We’ll spend some time looking at the competition. If other properties are offering amenities such as smart home technology, in-unit laundry, hard surface flooring, and energy-efficient appliances, we’ll recommend that you make some improvements. We’ll also provide our own list of unique and desirable amenities and highlight those benefits in our advertising

We follow all fair housing requirements to ensure that our marketing language is consistent and non-discriminatory. We’re looking for highly qualified tenants, and our advertising will include all the features of your property that would appeal to everyone, regardless of background.

Document Qualifying Rental Criteria

To effectively and fairly screen tenants, we establish some standards that we’ll require each applicant to meet in order to be approved for your rental property in Atlanta. We put this criteria in writing, and provide it to all prospective tenants who are interested in applying for your property. This will save our time and theirs; if they know they won’t qualify for your home, they likely won’t apply for it. 

We use this criteria consistently with every applicant. When our requirements are in writing, it means we have a well-documented process that’s objective and consistent. This protects us against any potential for discrimination complaints.  

Credit Checks: Review Financial Responsibility and Verify Identity  

Credit checks are your most basic starting point for any tenant screening process. 

But, it’s more than glancing at the credit score. While establishing a minimum credit score is a good idea, we also dig through the entire credit report. We do this to verify identity and to make sure the addresses on the credit history match up with the prior addresses on the application. If a tenant had a bad rental experience in their last home, they might neglect to mention it while trying to rent your home. We follow up with any inconsistencies and hold prospective tenants accountable for anything that’s not true on their application.

We also look for potential problem areas. A little bit of credit card debt is no big deal, but if there’s money owed to former landlords or apartment communities? That makes us nervous.

Atlanta Rental Applications and Income Verification 

Income is an important part of screening tenants. We have to make sure your tenants can afford the monthly rent. We want them to comfortably afford the monthly rent. Most property management best practices say that a qualified tenant will earn at least three times the monthly rent. So, if the rent is $2,000 a month, we’re looking for income that reaches at least $6,000 a month. 

We ask for verification, which may be pay stubs, employment contracts, or even bank statements and tax forms if applicants are self-employed. 

Prior Evictions and Atlanta Tenants 

We also check the national eviction database to ensure an applicant has not been evicted from previous rental homes. Before approving a tenant, we make sure that renter has not been evicted in the recent past. While an eviction from 20 years ago may be no big deal, especially if that tenant has demonstrated a solid rental history since then, two evictions in the last three years can be problematic. 

Checking Rental References

Rental ReferenceAt TCS Management, we believe that past behavior often predicts future behavior. And, a good way to get a feeling for how a tenant has behaved in the past is by checking rental references. We ask for at least two references on our applications. We want to talk to current or former landlords who can tell us a bit about what it was like to rent to the applicant we’re considering. We’ll call or email to find out: 

  • If rent was paid on time, and if it was ever late, how quickly the tenant caught up.
  • Whether the lease was followed.
  • If there was any property damage left behind.
  • How much notice was given before the tenant vacated.
  • Whether there were any pets, and if those pets were particularly messy or ill-tempered.

We always ask if the landlord would be willing to rent to that tenant again. That alone tells us almost everything we need to know.
