That may sound easier said than done, especially if you’re already in the position where a tenant has not paid rent in over a month and you’re beginning to worry about how much money you’re losing and how long it will take to remove the nonpaying tenant from your property.

We verify income and look for evidence that they earn enough money to meet their rental obligations.   • Establishing and Enforcing a Clear Rent Collection Policy

We need tenants to understand our expectations when it comes to rent collection. We discuss it with every new tenant before they pay the security deposit and sign the lease. In our lease agreement, you’ll find clear instructions about how much rent is due, when it is due, and what the consequences will be if it’s paid late.   

  • Providing Online Rental Payments

Most tenants today expect to be able to pay rent online. They don’t like the hassle of mailing a check or dropping off a payment to their landlord or property manager in person. When you make it easy for them to pay rent, they’re more likely to pay on time. Options are important. Some tenants will want to pay with a debit or credit card. Others will want to seamlessly transfer funds from their bank account to yours. We have the software and technology that makes this easy. Tenants are able to pay their rent on time, set up recurring rental payments, and identify the cards or accounts that are to be charged. It increases the likelihood that rent will be paid on time, and provides the documentation we need for your accounting and bookkeeping

Online rental payments are efficient and secure. There’s no risk of an account number being copied off a check. There’s a digital record instead of a paper trail. This is the easiest way to have everything documented and accounted for. There are no checks to lose in the mail, no postage to worry about, and tenants can make their payments from any computer or mobile device and at any hour of the day or night.  

Preventing Eviction in Atlanta 

We’ve already mentioned the importance of tenant screening. When you have a well-qualified tenant in place, it’s unlikely that you’ll need to evict them. Rent will come in on time, the lease will be followed, and your property will be well-maintained. 

It’s more than just tenant screening, however. You also need to have that rent collection policy in place. And, you need to have a great tenant relationship in place. 

Having a good relationship with your tenants will also reduce the changes that rent will be paid late. If rent is late, make sure you are professional and respectful when you talk to your tenants. Send reminders and show your appreciation when rent is paid on time. This positive reinforcement will allow you to work well together, and will keep rent coming in on time.

While good screening, a solid rent collection policy, and a positive and professional tenant relationship will always be your best defenses against eviction, there are a few other ways to ensure rent comes in on time and you stay out of court:

  • Enforce your late fees. There’s nothing in Georgia law that limits or prohibits late fees. When you have a penalty for paying rent late, you incentivize your tenants to pay on time. Set a late fee and stick to it. Collect it every time rent is late. 
  • Be willing to consider payment plans. When your tenant communicates a temporary financial issue that’s preventing them from an on-time rental payment one month, be willing to work with them. Collect as much as they can pay when rent is due, and then put an agreement in writing that spells out when they’ll catch up with the rest of the rent.
  • Cancel the lease if it becomes necessary. Maybe it’s more than a temporary hiccup that’s preventing your tenant from paying on time. Even well-screened tenants can run into difficulties. A divorce, a job loss, or an illness can make paying rent impossible. Instead of heading to eviction court, talk to the tenant about canceling the lease and moving out as soon as possible with the property in good condition. When you can work together to terminate the lease and get a new tenant moved in, the situation is better for you and your struggling renter.
